A recent barn conversion with the main accommodation to the rear to take advantage of the far-reaching views. An enclosed garden and fields beyond, there is a garden room, french windows to the living room with woodburner, large kitchen/diner all overlooking the garden. Downstairs bathroom and a cosy study at the front for extra sitting space, and upstairs is the showerroom and double bedroom - also with great views. There are good walks from the door - up and over Crosby Garrett fell with views of the Lake District fells, or down by the beck and along the Smardale nature reserve with its spectacular former railway viaduct. The banks of the river Eden are popular and the autumn colours can be very good. The Settle/Carlisle railway runs above the village with another fine viaduct and the occasional steam train.

Although the location is peaceful, the area has recently been included within the Yorkshire Dales National Park. The border is around ten miles away along Mallerstang with the attractions of Wild Boar Fell and the railway. The Lake District is within 30 minutes in the other direction, and the M6 will take you quickly to Carlisle and the Scottish borders. Long Distance footpaths include the Coast-to-Coast, Penine Way, Lady Anne Clifford trail and there is a network of paths making use of former railway lines, centred on the market town of Kirkby Stephen. This, and Appleby, is an old-world town with a good mix of shops - we still have greengrocers and butchers, and drapers - and no yellow lines! There are good restaurants in both and plenty of excellent village pubs around.
